Types of Ceiling Damage We Repair
Water Stains and Leak Damage
Water stains are the most common ceiling repair request in Las Vegas. They come from roof leaks during monsoon season, clogged AC condensation lines, upstairs bathroom leaks, or plumbing in the attic. The stain you see on the ceiling is often smaller than the actual wet area inside.
We do not cover water stains with paint. If the drywall is soft or crumbling, it comes out. Fresh drywall goes in, the texture is matched, and the area is primed. Before we start, we confirm the source of the leak is already fixed.
Ceiling Cracks
Ceiling cracks are extremely common in Las Vegas homes. The desert temperature swings between day and night cause wood framing to expand and contract constantly. Over time, this movement opens cracks along drywall seams, at corners, and sometimes in the middle of a panel.
Most ceiling cracks are cosmetic. They look worse than they are. We fill the crack, apply mesh or paper tape where needed, feather out the compound, and match the existing ceiling texture.
Sagging Ceiling Sections
A ceiling that visibly sags or bows has lost its connection to the framing above it. This can happen when drywall screws back out of aging wood, when the drywall itself has been weakened by moisture, or when the original installation used too few fasteners. Sagging ceiling sections need to come down. We install new drywall secured properly to the joists and finish to match the surrounding area.
Holes in Ceilings
Holes in ceilings happen after electrical work, attic access repairs, plumbing repairs, or accidental punctures. We patch ceiling holes the same way we patch wall holes: cut back to clean material, install backing or a patch panel, tape and mud in coats, and match the texture.
Is a crack between the ceiling and the wall serious?
This is called a cove crack or a corner crack. It is one of the most common places for cracks to appear in Las Vegas homes and is almost always cosmetic. The ceiling and wall panels move slightly differently with temperature changes, and the joint between them opens over time. A flexible paintable caulk holds better here than rigid joint compound because the joint keeps moving with the seasons.
Popcorn and Textured Ceilings
Many Las Vegas homes, especially those built between the 1960s and early 1990s, have popcorn texture on the ceilings. Repairing a patch in a popcorn ceiling requires matching the granule size, density, and color of the existing texture. This is harder than matching wall textures because popcorn ceilings age and discolor differently than the surrounding areas.
On very old or heavily discolored popcorn, a perfect invisible patch may not be achievable. We will tell you honestly what the result will look like before starting. Some homeowners in this situation choose to have the entire ceiling repainted or the popcorn removed and replaced with a smooth or standard texture instead.
Does my popcorn ceiling contain asbestos?
Many homeowners also choose popcorn ceiling removal when repairing ceiling sections. Popcorn ceilings in homes built before 1980 may contain asbestos. If your home was built in that era, do not scrape or sand the ceiling before testing. We do not handle asbestos abatement. You would need a licensed abatement contractor to test and, if needed, remove the material safely before we can do drywall work. Homes built after 1980 are very unlikely to have asbestos in ceiling texture.

Ceiling work takes longer than wall work. Working overhead requires more setup and is harder on the crew. But the process is thorough:
- We assess the damage and confirm no active water source is present.
- We protect floors and furniture below the work area.
- We cut out damaged sections or open cracks as needed.
- New drywall is hung and secured to ceiling joists.
- We apply joint compound in coats, sanding between coats, and feather the edges.
- We match the existing ceiling texture.
- We prime the repaired area so it is ready for paint.
How long does a ceiling repair take?
Small repairs like a crack or a single stain patch can often be done in one visit. Larger repairs that require multiple coats of compound may need a second visit after the mud dries.
