Drywall seam cracks are one of the most common repair calls we get in Las Vegas. That straight crack running across your ceiling or down your wall is almost always a drywall seam – a joint between two drywall panels that has failed. Las Vegas’s desert climate makes this especially common. Here is why it happens and how it gets fixed properly.

Why Drywall Seams Crack in Las Vegas

Joint compound (the mud that covers drywall seams) is a rigid, brittle material once it dries. Drywall panels expand and contract slightly with temperature and humidity changes. Las Vegas has extreme versions of both: summer temperatures above 115 degrees F and very low relative humidity (often below 20% in winter). This constant cycling stresses the seam joint compound and eventually cracks it.

Settlement cracks are also common. As a home settles on its foundation, framing members shift slightly. The rigid seam joint at drywall panel edges is the first thing to show that movement. Las Vegas homes on caliche soil (common in the valley) can settle unevenly, making this worse.

Types of Drywall Seam Cracks

Taped Seam Crack

A straight crack running along a seam line is a taped seam failure. The tape may still be adhered to the wall but the compound over it has cracked, or the tape itself has delaminated from the drywall. This is a surface repair – we open the crack, apply new compound, and re-tape if the old tape has lifted.

Corner Bead Crack

Cracks running vertically along a wall corner are usually corner bead failures. Corner bead is metal or vinyl trim installed on outside corners, then mudded over. When the bead moves or corrodes, cracks appear along both sides. We remove and replace the corner bead if it has failed structurally.

Ceiling Seam Crack

Ceiling seam cracks often indicate framing movement. Trusses in Las Vegas homes flex more than in humid climates due to the extreme temperature differential between attic (which can hit 160 degrees F) and living space. These cracks keep coming back if only the surface is repaired without addressing the movement. We use flexible compounds and techniques appropriate for truss uplift situations.

How We Fix Drywall Seam Cracks

Filling a seam crack with spackle and painting over it is a temporary fix that will crack again within months. The right repair involves opening the crack to the tape layer, assessing whether the tape is still bonded, applying new mesh or paper tape as needed, feathering new compound over the seam in multiple coats, sanding smooth, priming with PVA primer, and texturing to match. The whole process typically takes one to two days when done correctly.
