Asbestos in Popcorn Ceilings Las Vegas – What to Know
If your Las Vegas home was built before 1980, your popcorn ceiling may contain asbestos. This is a serious safety issue that affects how removal is handled and who can legally do the work. Here is what Las Vegas homeowners need to know before touching their popcorn ceiling.
Why Popcorn Ceilings May Contain Asbestos
Asbestos was added to popcorn ceiling texture (also called acoustic texture or cottage cheese texture) as a fire retardant and strengthening agent from the 1950s through the late 1970s. The practice was common in residential construction throughout the US, including Las Vegas. In 1978, the EPA banned asbestos in spray-applied surfacing materials for ceilings. However, existing stock continued to be used into the early 1980s, so homes built through approximately 1981-1982 may still have asbestos-containing texture.
Is Asbestos in Popcorn Ceilings Dangerous?
Asbestos in intact, undisturbed popcorn ceiling is generally considered non-friable – meaning it does not release fibers into the air on its own. The danger comes from disturbing it: scraping, sanding, or drilling into asbestos-containing texture releases microscopic fibers that can be inhaled and cause mesothelioma and lung cancer decades later. Do not scrape, sand, drill, or otherwise disturb a popcorn ceiling in a pre-1980 home without testing first.
Testing for Asbestos in Las Vegas
Before any removal or disturbance work, have a small sample sent to a certified asbestos testing laboratory. A certified inspector collects the sample, or you can collect it yourself (wet the area first to suppress fibers, use gloves and an N95 mask, place in a sealed bag). Testing typically costs $25 – $75 per sample. Results come back in 3-7 days. The Nevada Division of Environmental Protection maintains a list of certified asbestos inspectors if you need professional sampling.
If Your Test Comes Back Positive
If asbestos is found in your popcorn ceiling, you have two options. First, encapsulation: seal the texture with a special paint that bonds and encapsulates the fibers. This is less disruptive and less expensive than removal, and is appropriate when the ceiling is in good condition with no cracking or damage. Second, abatement: removal by a licensed asbestos abatement contractor. This is required when the ceiling is damaged, when you are doing a full renovation, or when you want the texture gone. Standard drywall contractors cannot legally remove asbestos-containing material in Nevada – it requires licensed abatement workers.
Our Role in Popcorn Ceiling Projects
We do not handle asbestos abatement. For pre-1980 ceilings, we require a negative asbestos test before starting any removal work. Once abatement is complete (or test comes back negative), we handle the drywall finishing work: skim coating, smoothing, and preparing the ceiling for paint. We also install new light texture if that is preferred over a smooth finish.
